La costruzione della metà dell' 800 in una terra di confine, venne ristrutturata nel 1992 e migliorata nel 2012 e successivamente dai nuovi proprietari nel 2015.
I lavori svolti con amore per le tradizioni del luogo e mantenendo intatto lo stile dell'edificio ci permettono di apprezzare le diverse manifatture dell'architettura sia senese che umbra.
Il giardino ben curato, gli angoli riservati, le terrazze invitano a godersi il paesaggio circostante, magari dopo una giornata trascorsa nei borghi vicini o praticando uno dei tanti sport che il territorio può offrire.
L'ospitalità e l'accoglienza sono uno degli aspetti che i proprietari curano con grande attenzione per completare l'esperienza di relax che questo posto offre convertendo il vostro soggiorno in una vacanza indimenticabile.
Fonte Pecciano 1856 si trova su un poggio a oltre 300m. s.l.m. a soli 5 Km. dal Lago Trasimeno e Castiglione del Lago e prossima sia alla riserva naturale del Lago di Chiusi che di Montepulciano.
Vicina a Borghi medievali toscani conosciuti in tutto il mondo per la loro bellezza come Cortona, Montepulciano e Pienza è il luogo di partenza ideale per intraprendere escursioni giornaliere.
Per non parlare delle belle cittá umbre come Perugia, Assisi, Spello. (a riguardo vedi Cosa Visitare)

Firenze e Roma sono facilmente visitabili in una gita di un giorno, ma poiché il parcheggio è impossibile e costoso in entrambe le città, ti consigliamo di lasciare l'auto e prendere il treno. I treni italiani sono frequenti e a prezzi molto ragionevoli.

Tra l’Umbria e la Toscana esiste un posto speciale, nel quale riappropriarsi del proprio spazio e rilassarsi. Qui puoi fare un tuffo in piscina e ammirare il panorama circostante. C’è anche un cagnolino dolcissimo pronto a farti le feste quando rientri e a darti la giusta dose di coccole. Le camere dell’appartamento sono belle, spaziose e curate. Godetevi il cielo stellato e il canto delle cicale, ma soprattutto ascoltate i consigli di Simona, una proprietaria di casa discreta ma sempre disponibile. Noi ci torneremo di sicuro a respirare un po’ di pace, immersi nella natura.

Simona's place is absolutely beautiful, lives up to and by far exceeds the pics you see when booking. Fabulous apartment in a beautiful house. Located within a reasonable drive of many of the local Tuscan tourist areas. The house and grounds were wonderful to relax in. There was also an opportunity soak up the late days sunshine by the pool after a day out exploring. Simona provided great ideas on what and where to go. She is very knowledgeable of the local area and can guide you for your specific needs. Lake Trasimeno and the walled Castiglione del Lago are close by with a good range of restaurants and supermarkets. Dave & Swan June 2018
Die Lage dieser Unterkunft ist kaum in Worte zu beschreiben. Das Haus ist in Mitten einer malerischen Landschaft gelegen und grenzt unmittelbar an ein Naturreservat. Die Wohnung ist gut eingerichtet und Simona war eine tolle Gastgeberin. Caroline May 2018
Great location to explore Tuscany and Umbria with our bikes. House is well off the main road so is incredibly quiet and peaceful, and has beautiful surrounds. Close drive to various lovely towns for dinner. Matthew October 2017
We could not have had a better time at Simona's. The hosts were kind and helpful, and the surroundings were absolutely stunning. Simon took such time to answer our questions about itineraries for our stay, and every one of her suggestions was accurate. The lesser known towns and restaurants she suggested were some of our favorite parts of the trip. Simona is such an excellent host. I cannot rate her highly enough. She is very friendly and full of local advice. We took a few day trips to Rome, Siena and Florence and Simona was always prepared with advice on the best places to have lunch or more importantly, where you could get non tourist priced gelato! The apartment is wonderful and the location is great. Although it was a bit too cold to use the pool (such a shame), we did love having breakfast on the terrace and reading in the hammocks. Simona war uns eine herzliche und liebevolle Gastgeberin. Sie war sehr darum bemüht unseren Aufenthalt so angenehm wie möglich zu bereiten! Ihr Inserat bei Airbnb ist wahrheitsgetreu bzgl. der tatsächlichen Wohnsituation und kann doch nicht die Schönheit und die Gemütlichkeit widerspiegeln, die einen erwartet, sobald man ihr Anwesen erreicht ankommt. Wir hatten 4 wundervolle Tage in Simonas Wohnung und würden dort auch unseren nächsten Urlaub in der Toskana verbringen wollen. What a place! photos already give you a hint of how beautiful it is but you have to experience it ! You can stay in a beautiful house at the hills of Umbria with a view all around on the golden hills of the country side! It is an excellent spot to sightsee the nearby cities but as lazy tourists as we are - we just fulfilled our short stay there by resting by the pool , enjoying the peace and quiet and having little walks. All this accompanied by the sweetest creature - little dog Nihal which just stole our hearts. You have everything your need there, perfectly equipped kitchen, comfy bed, clean, beautiful old house, we had a grill there in the evening and enjoyed moon and stars. If you get bored of the swimming pool you can just go to the other side of the house / garden - it is still gonna be beautiful there. Simona and her family also live in the house (in a different part of it, you get your own place) but as they have there lives going on we felt just as if we were by ourselves (with our cute dog) with a perfect feeling of welcomeness, friendliness and helpfulness (so many lovely tips and gesture, you were so helpful Simona ! ) Visiting this place just made our holiday better and if you hesitate - you have to live it by yourself, it is just so worth it, no matter how long the drive and how shortly you can stay. We would love to stay there longer! and the final part of the road to the house is a little bit bumpy but if our car made it, yours will too ! Jensemann September 2017
Il soggiorno presso il casale di Simona è stato semplicemente perfetto! Posizione davvero ideale per rifugiarsi lontano dal caos metropolitano, ma a due passi dalla deliziosa Castiglione del Lago e ben collegata con le più note città limitrofe. L'appartamento è semplice, ma arredato con gusto e pulitissimo. Rilassarsi a bordo piscina circondati dall'incantevole panorama della campagna circostante vi farà davvero staccare la spina...non perdetevi il tramonto...splendido e incastonato tra le colline vi lascerà senza fiato...da cartolina! Simona è stata da subito molto cordiale e disponibile, ma mai invadente. Consiglio questa struttura in particolar modo a chi, come noi, ha un amico a quattro zampe, la piccola Nihal, cagnolina di Simona, sarà la compagna di giochi ideale ;) L'unica nota dolente? Gli appartamenti di Simona sono in una location splendida, circondati a 360° da campi coltivati, immersi nella natura e nella tranquillità. Oltre alla piscina, letteralmente incastonata nella dolcezza dei campi arati, c'è una comodissima area delle amache e un delizioso porticato per il barbecue con divanetti e un grande tavolo. Le strade per arrivare sono un pò sconnesse, la posizione è tatticissima, a cinque minuti da Castiglione del Lago, mezz'ora da Montepulciano, Cortona e Chiusi, pochi minuti in più per Perugia. La cucina è ben fornita, gli appartamenti puliti e ampi. Inoltre Simona è gentilissima, e la sua cagnolina Nihal è amorevole e giocherellona, ha subito fatto amicizia con il nostro Olmo, è stata una festa anche per i nostri quattro zampe. Au départ, nous devions trouver deux nuits très rapidement dans la région de Castiglione del Lago car notre hôte suivant ne pouvait plus nous héberger aux dates demandées préalablement. Nous avions des critères assez simples pour la recherche, endroit paisible et isolé avec piscine et acceptant les chiens. Suite à nos recherches, nous avons choisi le logement de Simona car elle a été rapide et très sympathique dans ses messages. Malgré le peu de photos représentatives sur l'annonce, nous avons réservé. Quelle surprise à l'arrivée !!! Le logement se mérite car la route d'accès est très discrète et il faut rouler prudemment sur un chemin de campagne avant de découvrir l'agriturismo sur le sommet de la colline. Les vues sont à couper le souffle ! La piscine est idéalement située au sommet afin de profiter des vues. L'appartement est lumineux, décoré avec goût et fraîcheur. D'ailleurs, en ce mois d'août 2016, les températures élevées n'étaient pas un problème vu la fraîcheur de l'appartement. L'ouverture de l'agriturismo est très récente et Simona met tout en œuvre pour améliorer le jardin et les abords déjà très très agréables! L'hôte et sa famille sont très discrets et respectueux mais sont toujours là pour vous donner de précieux conseils. Il y a une autre âme importante à ne pas oublier dans cette demeure, c'est la présence de la petite "Mia", le chien de la famille. Elle veille avec gentillesse et bienveillance sur les occupants et vous apportera de nombreux câlins. Tout cela pour vous dire que si vous avez un doute avant de réserver, et bien ne l'ayez plus car vous risqueriez de passer à côté d'une magnifique expérience. Laissez-vous aller, partagez et communiquez! Vous passerez de magnifiques moments ! Merci Simona, soyez rassurée ! Vous êtes sur la bonne voie !
